Kathmandu. Dubai was once considered one of the fastest growing real estate markets in the world. Is Dubai losing its luster now?

Dubai is currently facing what many are calling an ‘existential crisis’. Viral posts on social media claimed that the city’s once-booming real estate market was losing momentum. Recently, a real estate broker said that offering huge discounts failed to attract buyers. These growing buzz and claims on social media have raised significant concerns about the future of the market.

Recent figures clearly indicate a slowdown in Dubai’s real estate market. There has been a significant decline in property transactions compared to the same period last year. According to data from DXB Interactive, there were only 8,157 transactions in Dubai from February 28 to March 22. This is a decrease of 33 percent compared to 12,196 transactions in the same period last year. Still, it is a relief that asset prices have remained largely stable. This indicates that the market is weak but not completely destroyed.

Experts believe the decline is directly related to regional tensions, particularly in the US-Iran conflict. The war has added to the uncertainty among investors worldwide. This has directly affected their confidence and buyers are now being more cautious before making any big investments. This geopolitical instability has put the brakes on the market’s momentum. This has been going on for the past few years.

This situation has sparked a debate on social media. User opinion is sharply divided. Some are comparing it to the recession experienced during COVID-19. When everything came to a standstill but the market later made a spectacular comeback. Others believe that people are overreacting to situations such as wars and recessions. They argue that while history repeats itself and the market may not immediately return to pre-war levels, it will recover over time. –Agency
